Taking a different approach here. I would stay on title and leave enough of my equity for the downpayment. After three years (or less), you'll have built up enough equity to refinance and buy my share with your own downpayment. Your end can be multiple people sharing the place. A contract and mortgage would need to be in place for things to progress, so you will need to show income to cover the mortgage payments and at least one person with good credit.
The house needs some work, but is livable. The pictures are cleaned up some. As is, I'd ask $800,000, which by current Vancity 3-year rates on a 35-year term would mean a mortgage payment of $3,074/month. Paying more to speed up the timeline is an option.
If you want a sparkling, modern place, I can get renos done (with your input) and would ask up to $850,000, depending on the work you want done. I'm open to discussing anything between the two scenarios, including you doing work yourself but supplies being provided in the deal.
The house is an end unit townhouse with a forest trail behind it, across from Everett Crowley Park, a wilderness preserve. The ground floor has a living room, dining room, family room, kitchen, dinette, and washroom. Upstairs has the three bedrooms. The primary bedroom has a walk-in closet and an unfinished solarium, which can be used as an office. The bathrooms are "California-style" with the ensuite and main bathroom both opening onto another room with a tub/shower. There's also a shower stall in the main bathroom, along with the washer and dryer. The solarium, middle bedroom, stairwell, and tub room all have skylights.
Fridge and dishwasher are from 2024, but the stove is old (replacing it can be part of the deal). The living room has a fireplace with a gas insert (which needs replacing), but can be converted back to wood-burning.
Strata fees are $400/month. The strata allows two pets.
Everything is open for discussion, including move-in date. If we can make an interesting deal that works for both of us, let's do it.
